Apartment Shortage in the Brisbane CBD

Brisbane is experiencing a once in a decade housing boom. The Urban Developer reported the boom in demand for housing and units in the Brisbane area is soaring, in particular demand within the CBD vicinity.

Fuelling the boom are Victorians selling up and cashing in on their properties and taking advantage of the low entry point into the Brisbane market.

With that said the housing prices in Brisbane have been rising continuously at a rate of 1.8 per cent, with the last quarter reporting a 6.2 per cent lift. Year to date Brisbane, in particular the CBD has seen a 9.6 per cent increase in housing prices. 

Hot spots include the inner city, inner east, inner west and inner north where house and unit prices have exceeded 13 per cent growth. Local councils have been working franticly to navigate through the hundreds of development proposals currently awaiting approval.

All this demand and short supply has also impacted the rental market, with Brisbane recording the lowest vacancies since 2012. Yields for rental properties have increased from 5 per cent to staggering 15 per cent.
Buyers, sellers and renters are all competing for the limited stock available. With this frenzy peoples personal arrangements are either on hold, in transit or being heavily disrupted. With this level of disruption, stress levels are heightened.
